During the months of November and December, Commodore Builders made further progress on the roof, installing the remaining SIPS panels, membrane, and beginning installation on the shingles. The roofing subcontractor also performed an in-place mockup of the new gutters and downspout conditions, which were approved and installed following the approval of the design team. These were inprogress at the conclusion of this reporting period. The main entrance canopy was also framed and roofed, with further progress on the overall roofing effort hindered by inclement weather.
Drywall and MEP installation continued throughout the building interior, followed by priming and painting behind completed drywall installation. At the building exterior, Zchannels, insulation, and siding were installed at all sides of the building. Following the approval of an inplace mockup for the concrete detailing, sidewalks and equipment pads were poured on the North and East sides of the building. It is anticipated that the remaining site concrete work will be completed in the spring alongside remaining asphalt paving and landscape plantings to ensure suitable conditions for placement.
By December, exterior doors were installed with the exception of a temporary door containing a penetration for the duct providing temporary heat from the exterior furnace. At the lower level, Acoustical Ceilings were completed.
Additionally, Elevator work was started in early November and was completed in December. Commodore received AHJ review of the new electrical service, and permanent power was brought online just before the Thanksgiving recess. Electrical progress during the past month included wiring for the solar inverters, lighting, and Mechanical Fan Coil Units. Mechanical progress included the installation of the Kitchen Hood and associated ductwork, which was completed with the exception of a reducer required to make the final connections. General Mechanical also installed the condensers at the North side of the building and at month end were working on getting these wired and installing grilles/diffusers in various spaces throughout the building, including the Multipurpose Room.
In coordination with LELWD and the plumbing engineer, the correct Water Meter was installed, and the backflow prevention was inspected and approved. The permanent water service is now live at the building and awaits Plumbing startups, anticipated to occur next month as part of the Commissioning process. On the administrative side, FF&E amounts were approved by the PMBC at their meeting on 11/13/24. At the conclusion of this reporting period, a final revision from WB Mason was all that was needed to place the order. AV and Technology items are in final coordination with the Town / COA / LCTV and expect to be completed next month.
